STEP 01
Tell us what you hold, or want to
A call, at an hour that works where you are. No forms, no fee. We listen, ask the four or five questions that matter, and tell you plainly whether this is something we can take on.
Cross-border real estate advisory
TruVerse Realty is a real estate advisory practice. Buying, selling, structuring, safeguarding, handled end to end by people who are physically there, so that you don't have to be.
Who we are
TruVerse Realty is the real estate practice of TruVerse. We work with owners who hold, inherit, or want to acquire property in India, and who need someone on the ground they can actually trust. From the first question to the registered document.
One team. One accountable line.
What we do
Most property problems are not one problem. A sale triggers a tax question, which triggers a remittance question, which turns out to be a title question. We keep all seven in the same room.
Where to put capital, and where not to. Micro-market reads, yield and exit arithmetic, entry timing, and a straight view on the assets you already hold, including the ones you should quietly let go of.
FEMA position, repatriation limits, remittance routes, NRE/NRO/FCNR flows and bank documentation. The rules that decide whether a good deal survives first contact with a compliance desk.
Price discovery, negotiation, ownership structure, Power of Attorney, agreement drafting and registration. Paperwork built to hold up ten years later, with us sitting on your side of the table.
Chain of title, encumbrance search, mutation of revenue records, inherited and ancestral holdings, probate and succession, plus the quiet family dispute nobody mentioned on the first call.
Someone visits. Someone photographs. Someone checks the boundary, the tenant, the encroachment and the tax receipt, on a schedule, with dates, in writing. Not a phone call from a cousin.
TDS on purchase, capital gains and indexation, Form 15CA/CB, lower-deduction certificates and return filing, coordinated with your position in the country you actually live in.
Debt and structured capital for projects, joint-development and joint-venture terms, plus corporate advisory for entities carrying real estate on their balance sheet.
The three questions
Is the land still mine? Has anyone built on it? Is the tax being paid?
These are the three questions we are asked most, usually by someone who has not seen the property in eleven years. We do not answer them with reassurance. We answer them with dated photographs, a current encumbrance certificate and the last paid receipt.
STEP 01
A call, at an hour that works where you are. No forms, no fee. We listen, ask the four or five questions that matter, and tell you plainly whether this is something we can take on.
STEP 02
A physical site visit, a documents pull from the registrar, and a title read. You receive a written position on what you actually own and what condition it is in. Not an opinion over WhatsApp.
STEP 03
Structure, sequence, timeline, tax exposure on both sides, and exactly who does what. Scoped and priced in writing before a single filing is made.
STEP 04
Registration, remittance, filings, handover. Every visit, receipt, document and payment lands in one shared folder that stays yours, during the mandate and long after it closes.
Why TruVerse
We are not paid by the developer, the seller or the party across the table. Our fee comes from you, which is precisely why our advice is sometimes inconvenient, and occasionally "don't buy this".
You will not be handed between departments or re-explain your file to a new name every quarter. The person who takes your first call signs off on your last document.
Every site visit, receipt, filing and payment is dated and filed where you can see it. Nothing important lives only in someone's head, or only in India.
The realty practice sits inside TruVerse, already doing tax, compliance and structuring work. When your property question turns into a tax question, it does not get outsourced. It walks down the corridor.
Coverage
Our clients sit across five time zones and their property sits in one. We schedule calls at a time that suits you, and the work on the ground carries on in between.
Property work is executed in India. Advisory conversations happen wherever you are.
Clients
Most of what we handle is a matter our clients would rather keep to themselves, so we do not publish names or photographs. What follows is the work, described by the people we did it for.
There were four of us on one plot and the will simply could not be traced. They settled the succession first, and only then did they sit down with me about the sale. That order made all the difference.
I had not seen the property since 2013. Now I receive dated photographs every month, the tax receipt along with them, and a clear answer about the boundary wall. That is all I had asked for.
They advised me against the first property, and it cost them their fee on that transaction. That is precisely why I went back to them for the second one, and why I will go back again.
References are available on request, once the client has agreed to it.
Common questions
Usually not. Most of it can be executed through a properly drafted Power of Attorney, signed and attested or apostilled where you live. There are a handful of situations where your physical presence is unavoidable. We will tell you which ones apply to your file before you book anything.
That is the most common file we open. Succession certificate or probate first, then mutation in the revenue records, then clean title in your name, in that order, and not out of it. It takes time, and we will give you an honest range for how much before we start rather than after.
Yes, within limits. Broadly, up to USD 1 million per financial year from an NRO account, subject to the tax position being settled and Form 15CA/15CB certification in place. We handle the certification, the bank paperwork and the sequencing so the money does not sit stranded.
A fixed advisory fee for scoped work, or a mandate fee for transactions. We are never paid by the developer, the seller or the buyer on the other side. You will have the number in writing, with the scope attached, before anything begins.
No, it is a standalone service. A scheduled visit, dated photographs, a boundary and encroachment check, and written confirmation that municipal dues and property tax are current. Many long relationships start exactly there.
Contact
One message is enough to start. Tell us roughly where the property is, how it came to you, and what you would like to happen next.
Your email client should have opened with the message ready to send. If it didn't, write to us directly at info@truverse.in and we'll come back within one working day.
